IT Parks, Airport May Turn Bihta Realty Promising
Bihta is a township in Patna, Bihar. This upcoming satellite town of Patna is about 28 kilometres from the capital. The prices of land in Bihta have seen commendable appreciation over the past few years. The office bearers of Patna chapter of Builders' Association of India (BAI) have stated that enquiries related to settling of IT firms are coming from Bengaluru-based IT firms. "We have been approached by a couple of Bengaluru-based IT firms that are interested in setting up IT parks in Bihta. The firms have said they will set up IT parks within a radius of 20 km around the airports and Bihta would satisfy the criterion for the same. Besides, big coaching institutes have also made enquiries for setting up residential coaching centres near IIT-Patna in order to tap the demand of students," said N K Thakur, chairman of Patna chapter of BAI as quoted in Times of India.
The decision of creating dedicated expressway for Bihta airbase by road construction department will further stimulate the demand for apartments in Bihta.
Emerging industrial and education hub
The real estate experts have settled industrial and educational hubs such as IIT-Patna, ESIC hospital-cum-medical College and a number of factories. These include Molson Cobra and Hero Cycle.
Residential townships
This rising demand encourages developers to create residential apartments and mini-townships. These projects sprawl over vast hectares of land and are well-facilitated by streetlights, roads, drainage, schools and hospitals. In the last few years, many real estate developers have purchased large tracts of land in and around Bihta. The locality is so much in demand that the buyers have already started booking plots in big projects. Furthermore, the commencement of commercial flights from Bihta airbase will further fuel the demand for apartments in Bihta.
Bihta will soon get three four-lane roads that will connect the locality to Patna. Work is going on four-laning of Khagaul-Shivala-Bihta road, four-laning of Patna-Buxar NH-30 and Bihta-Sarmera state highway (SH-78).
