Monthly Watch: New Launches Climb 50% In Pune

But for an uptick in new launches, real estate in Pune remained subdued in October, shows a PropTiger DataLabs report. Residential launches in Pune in October saw a monthly increase of 50 per cent. This is in contrast with a 10 per cent decline in numbers in the month of September. When compared to October 2015, new launches, however, declined 36 per cent in October this year. According to the report, about 72 per cent of the total launches were concentrated in the affordable segment.

Developers who launched new projects in Pune in October include Konark Karia, Prasad Lifespaces, Runal Developers, Vilas Javdekar and Somani Realty. The units in these projects are priced between Rs 3,800 and Rs 5,200 sq ft.

Home sales, on the other hand, witnessed a one per cent monthly decline in October while there has been an annual fall of 14 per cent in property sales in Maharashtra's cultural capital.

Top-performing localities in Pune in October were Hinjewadi, Undri, Wagholi, Wakad and Talegaon Dabhade. These localities, which largely offer affordable options to home buyers, had the highest share in Pune's monthly home sales in October. According to the report, project launches and home sales were majorly concentrated in localities such as Hinjewadi, Undri and Wagholi. 

On a monthly as well as an annual basis, property prices in Pune declined one per cent in October this year.
