While the real estate market in India experienced a slowdown in past one year, the only segment that saw growth was the luxury homes segment. A rising number of new-age millionaires, CXOs, high-networth individuals (HNIs) and non-resident Indians (NRIs) are behind this growth.
Luxury projects in India today are on par with international standards and offer similar smart features and facilities. So, if you are one of the home buyers looking for luxury, PropGuide lists some features that you should look for when making a purchase decision:
- Pool, fitness centre, and health spa: If there is one thing that every luxury home boasts of, it is of having a swimming pool. It is not a regular run-of-the-mill pool but equipped with special design or feature such as infinite pool with whirlpool and hot water facilities, maybe located on the top of the building over-looking the view from the penthouse terrace. Moreover, such homes also have individual fitness centres, health spas, and saunas, which are all for you to use.

- The designer homes: Most developers, who develop luxury projects, bring the best-in class architects and interior designers to designing apartments. This translates into state-of-the-art material used in the interior designing including wooden or Italian marble flooring, vitrified tiling, fire-resistant aluminium sliding windows, among others. Some developers have been developing theme-based homes, such as Disney-themed Supertech Fable Castle on Yamuna Expressway in Delhi-national capital region (NCR). Interestingly, in Lavasa, the man-made hill station, an entire mountain range is being given a makeover to give the home owners there a look and feel of Venice.
- What's cooking: Luxury homes come equipped with European designer modular kitchens. Usually amenities such as dishwasher, chimney, refrigerator, or microwave oven from reputed brands are a part of the deal.

- Security first: Security is one of the key measures that luxury home buyers see when buying a property. Luxury homes have taken the security index up a notch by providing special pass-codes to let the elevator access your floor and biometric scanners on main doors. This is in addition to the usual 24x7 security provided by the private security guards, Closed Circuit Television (CCTV) surveillance, and proper fencing, apart from other features.
- Great expectations: You would not be wrong in expecting some more amenities, such as an LED television in the living room, multiple parking, Wi-Fi facility in every room, private terraced gardens or balconies with pre-allocated green spaces to make sure that you get the out-of-this-world experience.

- Privacy is a must: Luxury homes or villas in India also offer exclusivity and privacy, must-have features that home buyers look for. Most luxury projects ensure that there is low density of apartments or villas in the complex. In case of apartments, a floor might have only one or two apartments to give a sense of privacy to the residents.
