New Housing Units In Abundance At Sil Phata
Had it been 2012, you would have struck Sil Phata out from your potential investment destination. But now, the locality has been witnessing ample real estate and infrastructure development. Most of the projects here are entering the possession phase while others are gearing up for the same in next six months. While most of the developers here are reputed ones and are currently working on schedule, investors at Sil Phata are comparing the corridor with the Ghodbunder Road at Thane that got developed as one of the most attractive hubs in recent times.
Here are some features that make Sil Phata an appealing location to invest in:
Options galore
There are over 27 projects operational in this area, offering property options in the varied budget ranges. A 1BHK flat is available at a starting price of Rs 11 lakh while a 2BHK is offered for Rs 22 lakh onwards. Most of these options are available inside housing societies with amenities such as a kids' play area, a gymnasium, a security cover, etc. Some of the most active developers here are Dosti, Arihant, Atlanta, Vantage, Lodha, etc.
Affordability
If compared to nearby residential hubs of Thane and Navi Mumbai, Sil Phata offers affordable property options and value-for-money residences with similar amenities. Average 1BHK units are sized between 550 and 750 sq ft while 2BHK flats are sized 900 sqft. This is comparatively bigger than the average space offered in projects in developed areas of Thane. The demand for rental accommodation is also high here due to its close proximity to IT hubs of Ghansoli, where Reliance Corporate Park and Dhirubhai Ambani Knowledge City is located.
Best of both worlds
Though Sil Phata comes under the jurisdiction of the Thane Municipal Corporation, it has for its neighbours several parts of Navi Mumbai. The greenery in the area is part of the Parsik Hill. The Sil Phata-Mahape Road has been widened recently to allow swift passage of traffic from the congested points of the area. Proposal to extend the Metro till Kalyan includes a station at Sil Phata. If approved, it would enhance the connectivity in the area.
New infrastructure
A flyover is being constructed on the Mahape-Sil Phata Road to ensure smooth vehicular transportation. The project is being undertaken by the Mumbai Metropolitan Regional Development Authority, and is a part of the Rs 152-crore infrastructure projects of three flyovers that would make travelling from Thane to Navi Mumbai faster. Apart from this, the Maharashtra Cabinet has recently approved Rs 36.95 crore for the Bhiwandi-Kalyan-Sil Phata elevated project.
