New Launch! Pride Soft City, Pune Review: Hit or a Miss?
Pride Housing definitely has a soft spot for Charoli, Pune. After Pride Aashiyana, the builder has another new launch in the area i.e. Pride Soft City. To be developed across 380 acres of land, the project is expected to come up as a mega township with luxurious residential spaces, retail and commercial centers and also an SEZ (proposed).
Marketed at a launch price of Rs 3996 per sq. ft. and expected to cater the increasing demand from Viman Nagar; would it be the right buy for you? Let's see.
How to Reach? According to the information from Pride Housing Group, the project is sited in Charoli (very close to Dhanori and Lohegaon) and could be reached through the Porwal Road via Dhanori Road. If you are familiar with the DY Patil educational campus then you can easily reach the project site as it is a 5-10 minutes' walk from there with Pride Soft City banners guiding you on the way.

Location Advantages Charoli is among the developing areas of Pune that enjoys a strategic location and is expected to be the next IT destination by many. With the project being located here, it finds itself in close proximity to the posh localities of the city (8 kilometers from Viman Nagar, 9.7 kilometers from the IT hub of Kalyani Nagar, 12 kilometers from Koregaon Park and 16 kilometers from Shivajinagar). In addition to this, Charoli lies along the proposed 170 kilometer Outer Ring Road around Pune and Pimpri Chinchwad which would eventually connect it to different parts of Pune, PCMC and beyond.
The project is just 6 kilometers from Lohegaon Airport and 13 kilometers from Pune Railway Station.
Infrastructure Presently, the social and civil infrastructure adjoining the project site is in poor shape but all prominent schools, hospitals and shopping malls lies in the radius of 4-5 kilometers. You may even find untarred roads in the area. But, developmental activities are fast picking up and one can see it well-connected with sound social amenities in a span of 2-3 years.

Price/Location Comparison Pride Housing has priced its unit at Rs. 3996 per sq. ft. which would be available by 4-5 years, while other near completion and already completed projects in the Lohegaon-Charholi stretch are available at an average price of Rs 4000 per sq.ft. (Example Rainbow Housing Revell Orchid). This shows that the launch price of Pride Soft City is a bit high. Moreover, there is huge demand supply gap in this region( 677 and 896 units lying vacant in Lohegaon and Dhanori respectively according to Prop Tiger's data and there are other new launches as well in the pipeline). So, prices here are not expected to increase significantly in the near future as oversupply would keep it in check.
But, when you compare the location of Pride Soft City with adjoining localities like Kalyani Nagar, Viman Nagar and Koregaon Park, then you can say that these areas have already reached a saturation point. The options presently available in these areas are quite expensive and beyond the reach of a normal middle class end user and also to a certain group of investors. For such people, despite Rs. 3996 per sq.ft being a high launch price for Charholi could be a hope.
We all know that all new launches come with their own set of admonitions and the case is no different for Pride Soft City. So, whether Charoli emerges as the powerful spot on the real estate map of Pune and the property turns to be a bonanza for the buyers, only time would tell.
