Project Watch : Stellar One, Noida

Noida Extension is fast emerging as one of the preferred locations for upcoming real estate projects. Since Noida and Greater Noida are also emerging as hubs of corporate offices, demand for residential properties in and around the two places are on the rise. Stellar Ventures Private Ltd. has launched its latest residential project, Steller One, at GH-09, Sector 1, Greater Noida West, also called Noida Extension. Stellar One in Noida extension is one of its upcoming residential projects with 80 percent of open spaces in the area earmarked for the project.

Will the project meet the expectations of home buyers? PropTiger.com reviews the project:

The product
The sprawling campus of Stellar One spreads over an area of 17 acres, and offers 398 units of 2BHK apartments for sale. The super built up area of 2BHK apartments ranges from 895 sq.ft. to 1,132 sq.ft.

If we compare Stellar One with Stellar Jeevan and Stellar Upvan, Jeevan is located close to Stellar One whereas Upvan is located in Pilkhuwa, Ghaziabad, and is close to NH-24.  Jeevan spreads over an area of 18 acres and offers 2,010 apartments of 1BHK and 2BHK configuration, and has 111.6 flats per acre. Upvan spreads over four acres and offers 294 apartments of 2BHK configuration, and has 73.5 flats per acre. Steller One offers 24 flats per acre and, hence, it is better than the other two projects.

Location  
Stellar One is located in Sector 1, Noida Extension, and is well connected with Delhi, Noida and Greater Noida. Some of the locational advantages are:
* The project site is about 11 kilometers from Noida City Center metro station.
* National Highway 24 is 8 kilometers away. This means Sector 62 and 63 in Noida, Ghaziabad and East Delhi are easily accessible.
* Greater Noida is just a drive way. Pari Chowk is 17 kilometers away.

Infrastructure and future prospects
Property in Noida caters to people looking for affordable homes. Sector 1, Noida, has smooth connectivity to Meerut, Aligarh, Delhi and Greater Noida through an efficient public transport network.  The local authorities have put development of the area on top of the priority list. The civic infrastructure and social infrastructure are fast developing. There are several educational institutions nearby; the top among them are Ryan International School, Cambridge School, Somerville School, etc. Healthcare providers in the area are Kailash Hospital and Yatharth Wellness Hospital and Trauma Center. Shopping Malls located nearby include Omaxe mall, MSX mall, Ansal Plaza, etc. Many residential under construction properties in Noida Extension are being developed by reputed builders.

Incorporated in 1996, Stellar Ventures Private limited is the flagship company of the Stellar Group. The group is into development of residential, institutional and industrial properties in Delhi and National Capital Region (NCR).

Price comparison
The average price of apartments in Steller One is Rs. 3,250 per sq.ft., which is lower than the Rs. 3,476 per sq.ft average price of upcoming flats for sale in Noida Extension.  Also, Stellar Jeevan in the same locality has an average price of Rs. 3,700 per sq. ft., which is higher than Stellar One.

Stellar One is affordable, and the prices of apartments here is lower than other upcoming properties in Noida. Therefore, this residential project in Noida is a good option for both investors and end users. The social infrastructure in the area is well developed, and Steller One has all the required criteria for working professionals looking to buy a home in Noida.
