Realty Review: Top Residential Destinations in Bangalore
Accommodating over a million IT driven workforce and expecting to add another hundred thousand in the coming years, Bangalore is literally moving laterally and so is its residential demand.
Why Bangalore?
The move hasn't been abrupt if we go by the demand-supply reports. The city has always been an end user market driven by favorable climatic conditions; also one of the very reasons that Fortune 500 companies started setting up their offices here. Eventually, Bangalore received a fillip in terms of social and civic infrastructure and now it boasts of top notch educational institutes, immense employment opportunities and the best healthcare facilities.
If you are an end user looking for an abode in this multicultural city, then here is the locality guide for you.

Today, the locality houses some of the prominent names in the corporate world. When it comes to connectivity, Whitefield is well linked to Old Madras Road and the Outer Ring Road. The area is also expected to own a metro station on the purple line of Namma Metro soon if things go as proposed.
Traffic is one of the concerns here especially in areas around ITPL, Phoenix Mall and Kadugodi Railway Station as there are no skywalks or bridges. Hopefully, the situation would improve as the Bruhat Bangalore Mahanagara Palike (BBMP) has floated tenders for 100 skywalks in the city. Currently, this micro market of Bangalore is trending at a market price of Rs 4,264 per sq. ft. but further appreciation is expected due to continuously increasing demand.
2) Electronic City- Located 18 kilometers from Koremangla, on the Hosur Road, Electronics City or E city is the largest IT Park of the country housing hundreds of electronics and IT driven companies and numerous technology oriented educational institutes. The networking equipment major Cisco has recently entered into an agreement with the E city's industrial association to transform it into a smart city. So, from both residential and investment point of view, this corridor could prove to be a wise investment.
From the point of connectivity, Electronic City has established road and transportation network via elevated expressways, bus depots and proposed metro stations. To further improve the connectivity scene, government has proposed to link Electronics city to the international airport. There are plans to add a few flyovers at the busy intersections of the locality as well (tenders already floated).
The properties in the area are currently priced at an average of Rs 3,672 per sq.ft which is much lower than its neighborhood, hence a good buy for end users who are working around and have a limited budget at hand.

3) Yelahanka- One of the fastest developing localities of Bangalore, yelahanka is located on the north of Greater Bangalore. It is a fine place to reside as it doesn't suffer from water woes (Cauvery river –water supply) and has a good climate (located at 3,000 feet from the sea) all year round. When it comes to connectivity, the area finds itself in close proximity to NH7 and NH9 which connects it to different parts of Bangalore. In addition, the Bangalore City Junction and the Kempegowda International Airport are situated about 20 and 21 kilometers respectively from yelahanka. The area is currently trending at a base price of 4,577 per sq.ft.

4) Bannerghatta Road- Also known as the State Highway 87, Bannerghatta Road is a 50 kilometer stretch connecting Bangalore to Anekal, Jigani, Jayanagar, Gottigere and Bannerghatta, while finally extending to Tamil Nadu. The stretch intersects at the ORR and NICE road which connects Bannerghatta Road locality to different parts of Bangalore.
The area forms a traditional yet significant and green expanse of Bangalore and hence presents itself as a strong contender for residential purposes. Traffic congestions pose a problem here but government is planning to widen the stretch with flyovers and under-passes in between. The area is currently trending at Rs 4,065 per sq.ft.
5) Kanakapura Road- Located on the NH 209, on the banks of river Arkavathi, Kanakpura Road is an emerging locality in Bangalore.. All thanks to the Cauvery river water supply and developments like the NICE road that connects Kanakapura Road to Electronics City, Bannerghatta and Mysore Road. In addition to this, Kankapura road finds itself in close proximity to established localities like Jayanagar, Banashankari and JP Nagar.
The prices of properties in this belt are around Rs 5,000 per sq. ft., but further appreciation is expected as the area is slowly turning into a posh hub, much like JP Nagar. If you are looking at buying properties in these localities visit www.PropTiger.com.
