Pune has over the years emerged as one of the most-sought-after residential real estate destination owing to the thriving information technology (IT) sector and manufacturing industries and a world-class infrastructure. Ranjangaon

A Pune suburb, Ranjangaon is known as one of the most affordable localities in Pune. With development still underway, the locality is expected to emerge as one of the leading localities in the coming years. Ranjangaon, which has witnessed a minor dip of Rs 77 per square foot (sqf) between September 2017 and September 2018. This means the prices here have been almost stagnant. It is surrounded by some commercial hubs, including Koregaon Park, Kharadi, Kalyani Nagar, Vishrantwadi, Viman Nagar and Wagholi. Some of the key developers operating here include Playtor and Maple offering apartments in size ranging from 385 sq ft to 3,000 sq ft. At present, the average price of apartments in Ranjangaon is Rs 2,468 per sqf.

Baramati 

Known for its agricultural as well as commercial spread, Baramati has over the years become home to many. With rapid infrastructural development and better connectivity to the city centre, real estate here has seen a rise in demand. The area is known for spacious apartments with built-up area ranging between 10,000 sqf and 13,645 sqf. The locality is well connected to several prominent areas in Pune, including Koregaon Park, Baner, Viman Nagar, Alandi, Maval, Mundhwa, Kothrud, Kondhwa, Wakad and Kharadi among several others. These apartments are priced at an average of Rs 2,609 per sqf, a dip of over Rs 200 per sqf since September 2018. 

Shirwal 

Located in the Satara district of Maharashtra, the real estate in Shirwal is witnessing a rise owing to its proximity to Pune. Well-connected to the city centre via road and rail, the area has a well-placed infrastructure. You can buy apartments in Shirwal at an average price of Rs 2,620 per sqf in September 2018, down from Rs 2,640 per sqf in September 2017. Those looking to buy homes here could invest in projects such as Vastushodh Urbangram, Pushkar Realty Snehangan, Eklavya Builders Shagun and Maple Aapla Ghar Shirwal.

Bakhori

A suburb which is strategically located near developed commercial and residential hubs, including Wagholi, Kharadi, Uruli Kanchan, Loni Kalbhor, Lonikand, Manjari, Mundhwa, Sanaswadi, Shikrapur and Talegaon Dhamdhere, Bakhori is the second most affordable locality in Pune. The area is seeing the development of apartments in 1BHK, 2BHK and 3BHK configurations with built-up area ranging between 254 sqf and 5,000 sqf.

Developers active in the area include Tirupati Developers Balaji Nisarg, Utsav Residency, Delpha Divine, and Pristine Properties Aakanksha. For those looking for apartments in Bakhori, the average property price here is Rs 2,729 per sqf up from Rs 2,531 per sqf in September 2017.

Uruli Kanchan

A locality that has witnessed a steady rise in property prices between September 2017-September 2018 from Rs 2,740 per sqf to Rs 2,813 per sqf. Located 31 kilometres from the city centre, Uruli Kanchan is surrounded by localities such as Loni Kalbhor, Shiraswadi, Manjari and Saswad. Infrastructure is rapidly developing here and has seen an emergence of some key corporates as well as IT parks, too.
